Competo includes both buildings in its new open-ended real estate Spezialfonds JHS Competo Immobilien Deutschland, which Competo launched jointly with service capital manager International Real Estate Kapitalverwaltungsgesellschaft mbH (INTREAL) at the end of 2018 as an individual mandate for the Joachim Herz foundation in Hamburg. The fund focuses on office and residential properties in prime locations of Germany's metropolitan regions. \nThe seven-storey and completely refurbished building Cremon 3 has 4,500 sqm lettable space and is fully leased to Handwerksgruppe Philip Mecklenburg and Enfore AG. The nine-storey neighboring Cremon 1 with 2,500 sqm living, retail, and office space will be completed in mid-2020. A lease agreement was already signed for the entire office space of 1,400 sqm. The tenant will also be Handwerksgruppe Philip Mecklenburg.\nThe design for the new building on Cremon 1 came from the renowned architecture firm gmp von Gerkan, Marg und Partner. QUEST Investment Partners thoroughly discussed the plans with the City and the Historic Preservation Office as the original entrance of Hamburg's former inner harbor will be highlighted with the construction of a nine-storey building just in front of the so-called \"Haus der Seefahrt\". In 1188 the development of the Port of Hamburg started right at that historical location on Nikolaifleet. The area was undeveloped since the 1960s.<\/p>\n<p>Das siebengeschossige und vollumf\u00e4nglich sanierte Bestandsgeb\u00e4ude Cremon 3 umfasst rund 4.500 m\u00b2 Mietfl\u00e4che und ist vollst\u00e4ndig an die Handwerksgruppe Philip Mecklenburg und die Enfore AG vermietet. Der direkt angrenzende neungeschossige Neubau Cremon 1 mit rund 2.500&nbsp;m\u00b2 Wohn-, Einzelhandels- und B\u00fcrofl\u00e4che wird Mitte 2020 fertiggestellt sein. F\u00fcr die komplette B\u00fcrofl\u00e4che von 1.400 m\u00b2 konnte bereits ein Vertrag unterzeichnet werden. Mieter ist auch in diesem Fall die Handwerksgruppe Philip Mecklenburg.<\/p>\n<p>Die Neubaupl\u00e4ne f\u00fcr Cremon 1 stammen aus der Feder des renommierten Architekturb\u00fcros gmp von Gerkan, Marg und Partner und wurden von QUEST Investment Partners intensiv mit der Stadt und dem Denkmalschutzamt abgestimmt, da mit der Errichtung des neungeschossigen Geb\u00e4udes direkt gegen\u00fcber dem Haus der Seefahrt die urspr\u00fcngliche Einfahrt zum damaligen Hamburger Binnenhafen betont wird. An diesem historischen Ort am Nikolaifleet begann im Jahr 1188 die Entwicklung des Hamburger Hafens.
